Cincinnati Planning July 15

Welcome to Ultraground. We go to zoning meetings so you miss zero zoning changes in Cincinnati.

We had 3 deferrals on July 15:

  • Office -> Mini golf

  • 117-Room Hotel

  • 6-Lot Subdivision

Commercial Title
Mini Golf and Hotel

Oakley Yards

Mini Golf aims to take the place of what was going to be 90 SF of office.

It has 60% green space.

How? With 1 acre with 2 mini golf courses. Food truck spots are surrounded by shipping containers - which you can rent. Think pergolas.

It was deferred for an economic impact report of the change because it was originally zoned for office. They also asked for a Diversity, Equity, and Inclusion report.

When asked why this isn't becoming housing, they said a lot of new residential developments in the area back the project - it will act as a much-needed shared amenity for the other housing.

Developer: VandercarCuro

Hotel Title

Oakley Marriott

Across Vandercar Ave, a Fairfield Marriott hotel is proposed to replace what was zoned for a parking garage and an office building.

  • 5 stories

  • 117-rooms

There's still the office building that was in the original PD, but its square footage was reduced from 150K to 125K. Goodbye parking garage.

Cincinnati Subdivision

Mt. Lookout Subdivision

After a heated deliberation, a 6-lot subdivision was eventually deferred. This project proposed cutting back the hillside.

The Hillside Trust was unanimously against this one. That doesn't happen often.

It will return pending the following:

  • stormwater runoff report

  • impact on vegetation + minimization tactics

  • report from Hillside Trust

  • traffic study
