We go to your local zoning meetings looking for projects and rule changes.

This is a 699-unit mothership. Three Oaks will rise on the site of the Kenner Toy Factory, which closed down in the early 2000s. It'll include multifamily apartments, townhomes, senior living, and single-family homes.

Neyer Properties is the developer for the project. They said all units will be market rate.

How to win an approval: The way Russell Hunter and Crawford Hoying did.

First, care deeply about where you're building. Say humble things like 'this is our first time here, but we hope to build a lot more in Cincinnati.'

Next, just be prepared. With everything. When you get a question about total value and schedule, say short answers, like 2025 and 400-450 million.

When you get asked about Diversity Equity And Inclusion, refer to the board that you've set up to address this problem. Talk about the outside consultant you've hired to help. Again, just care.

Okay, we've established 1. caring deeply 2. being prepared, but what's 3.? 

3. is bring in an "army" of a team to help you pitch. Bring in your Tim Wesley, who walks up to the stand and tells the board how you're going to meet with the community every two weeks during construction.

Each project leader was asked about Diversity Equity and Inclusion (DEI).

The Board asked what their firm makeup is, and what their trade percentages of DEI there will be on site.
